Realtor Redux: Diamond in the rough in need of a shine

At Bobbett and Associates we advise homeowners on strategic improvements to increase their home’s listing price and net gains on the home sale.

We make a home 'move-in' ready for new buyers, and over time, the new owners can make the big improvements, such as remodeling the kitchen and bathrooms.

Our latest project has good bones but has been heavily smoked in so will need a deep cleaning and some updates such as interior paint and the removal of exterior window awnings. The property was last sold in 1955 to its original owner.

We have a total budget of $5,500 to revitalize this charming home into a bright, light and welcoming property that will entice offers. We believe with a bit of TLC, this will become a perfect place for a new owner to customize with her or her own touches and improvements.

Will we be able to restore this diamond in the rough into the gem of its former glory? We certainly think so but check back next week to see the outcome!

Realtor Redux: Our Spanish inspired-style home in Fullerton looks fresh again

At Bobbett and Associates, we make a home 'move-in' ready for new buyers. Over time, the new owners can make the big improvements, such as remodeling the kitchen and bathrooms. We advise on strategic improvements to increase a home’s listing price and the net gain of the home owner.

We return to our latest Realtor Redux project, a Spanish inspired style home built in 1926. The interior of the 3-bedroom / 1.75-bathroom home in the Golden Hills area of Fullerton has been lovingly preserved with its Batchelder tile fireplace, hardwood floors and curved ceiling details.

But our home inspection revealed the exterior was in need of termite and other wood repairs. Chipped and peeling paint also indicated that a fresh coat of paint was in order to help revitalize the home’s appearance and upgrade first impressions with potential buyers.

We encouraged the seller to invest in exterior improvements, as the home offered great street presence and architectural integrity but lacked recent improvements. We felt the lack of exterior improvements would prohibit the seller from obtaining her desired sales price.

After the owners made the necessary wood repairs, it was time to revive the house with fresh paint and landscaping. We chose period-specific paint colors for the stucco and all of the detailed window trim.

We then made strategic landscaping improvements – new plants and scattered bark and sod – around the home to enhance curb appeal.

Excluding the cost for termite repairs (which were in line with expectation given the amount of deterioration), the homeowner invested about $9,000 in repairs prior to putting the home on the market. Without the improvements, the house may have gone to market for around $725,000.

Now that this adorable abode has been revived with a few key improvements, we plan to list for $799,800.

Our latest Realtor Redux project is a charming Spanish inspired-style home that was built in 1926. Located on a hillside parcel in Fullerton, it has a tree house feel from inside the home and sits elevated above street level.

The interior of this 3-bedroom / 1.75-bathroom home in the Golden Hills neighborhood has been lovingly preserved with its Batchelder tile fireplace, hardwood floors and curved ceiling details.

The exterior is where we chose to focus most of our attention. Chipped and peeling paint and a sparse and tired landscape that consisted of many empty dirt patches were holding this home back from reaching its full potential with homebuyers. In addition, our home inspection revealed the exterior needed termite and other wood repairs.

We encouraged the seller to invest in exterior improvements to enhance curb appeal, as the home offered great street presence and architectural integrity but lacked recent improvements. We felt the lack of exterior improvements would prohibit the seller from obtaining her desired sales price.

Will our efforts to rehab this character-rich house in one of Fullerton’s most sought-after neighborhoods pay off with a higher sale price for our home owner? We’ll post the after photos and an update to our story in the next couple weeks. Stay tuned!

As a follow up to our last blog post about our latest "Redux" project, we wanted to share the outcome and results.

Once vacant, we assisted our seller in completing approximately $15,000 of renovations and repairs to the home to improve how it would show.

When the owner’s son handed us the keys, the home had dark green, dated carpeting, lots of custom drapes and popcorn ceilings.

The carpet was entirely removed from the home, along with the dated drapes (of great style and quality in their time, but not what buyers today are looking for today).

With the removal of the drapes the solid wood French doors were highlighted in their own right. With the initial investment on the owner’s part to bring the home up to a presentable standard, we listed the home at $699,800.

As mentioned in our previous post the home is located on a busy major throughfare street and we didn’t want to overdo the improvements as we were not entirely sure how the market would react to the home when we launched the listing.

The home benefited from an appealing floorplan and being located within a highly ranked high school district, but the street location was the challenge.

Nevertheless, the home sold within 30 days at $675,000 entirely as is.

Of note, the family room addition, added in the 1970’s, had a foundation slab crack so the owner knew he would have to compensate for this needed repair in his pricing. The buyer of the home is in the process of completely overhauling it and making many needed upgrades and changes to the layout.
